The Occupancy Specialist in the affordable housing department will have a hands-on opportunity to participate in the marketing and rent-up of the apartments through HPD and HDC affordable housing programs. The role will be responsible for the review of all application documentation and application packet assembly for submission to the Housing Preservation Department to ensure the smooth operation of the affordable housing candidate selection. The strong candidates for this position should be an extremely detail-oriented individual, previous experience working in real estate, documentation review, or has knowledge of HPD affordable housing program preferred.

Key Responsibilities:

  • Perform all aspects of apartment leasing such as assisting the project manager with the waitlist, processing applications and maintaining compliance within HPD Guidelines;
  • Maintain occupancy and program compliance by processing initial certifications with HPD Guidelines, local, state and federal regulations;
  • Review applicant files, follow up with applicants in obtaining required documentation;
  • Ensure proper calculation of income, assets, rent levels, etc. to determine eligibility;
  • Manage applicant correspondences through emails and phone calls;
  • Work with Project Managers to ensure files are complete and in compliance;
  • Perform all duties while generating interest and enthusiasm about the property by creating an exceptional customer service;
  • Maintain and update records tracking application status and submission process;
  • Additional duties may be assigned.

Basic Requirements:

  • Associate degree or equivalent experience in the field
  • Strong organizational and administrative skills
  • Ability to prioritize and balance competing demands and meet deadlines in a fast-paced professional environment
  • High attention to details and accuracy
  • Excellent communication skills, both oral and written
  • Knowledge of PC, office suite (including Outlook, Excel, and Word), Adobe PDF, Dropbox, and Google Drive.
  • Comfortable and productive working independently
  • Show commitment to professionalism in the workplace, and show respect and maintain a professional attitude to all candidates

Preferred Qualifications:

  • Bachelors degree or above
  • 1-2 years of experience in a professional fast-paced working environment
  • Experience administering Affordable Programs such as Low Income Housing Tax Credit (LIHTC), HOME, Section 8, Housing Choice Voucher (HCV) or other state/local programs
  • Certifications in HUD Property management such as: Certified Occupancy Specialist (COS), Certified Occupancy Specialist - Public Housing (COS-PH), Housing Choice Voucher (HCV) Specialist, and Tax Credit Specialist (TCS), etc.
  • 1-2 years experience with Section 8, LIHTC or any other affordable housing programs
  • Knowledge of tax and real estate terminology
  • Previous experience using case management or client relationship systems
  • Familiar with affordable housing guidelines & regulations

Compensation: Negotiable based on experience. This is a full-time position. Employees qualify for medical insurance after 90 days.
