Leasing and Marketing Manager

Minimum Experience: Two years leasing experience required. High School Diploma or GED required.

We are hiring a leasing and marketing manager for Village Square Apartments in Bensalem, PA.

Role & Responsibilities

As the Leasing and Marketing Manager, your responsibilities will include:

Financial

  • Maintain accurate records of all community transactions and submit on timely basis (i.e., rent rolls, schedule billings, move-in/move-outs, etc.).
  • Ensure that all monies due are collected.
  • Assisting the Community Manager in gathering and compiling current market and economic information and preparing competitive and market analysis and market trends.

Administrative

  • Daily upkeep of social media sites, Craigslist, ILS, property website, etc. as it pertains to resident events, community events, leasing specials, availability, and more.
  • Keeping track of all resident correspondence as it relates to any internet databases containing property and company information i.e., comments sections of social media sites
  • Ensure that the electronic and paper lease files are complete and that the lease and lease addendums are executed properly for 100% property lease compliance.
  • Responsible for opening the office on schedule, the condition of office and model apartments.
  • Comply with all state, federal and/or local laws relating to Fair Housing.

Resident Relations

  • Resident outreach and constant communication as it pertains to resident retention activities
  • Maintain positive customer service attitude and provide world class customer service to all prospective and existing residents.
  • Conduct inspections with residents at move-in/move-out when applicable (must be conducted by a member of the leasing team).
  • Maintain professional resident communications, e.g., concerns, service requests and property newsletters.
  • Plan and attend resident retention activities which are required regularly.

Maintenance

  • Complete inspection of make ready units to ensure they meet the company’s quality standard.
  • Ensure that all service requests are recorded and communicated appropriately to Service Manager
  • Review service requests and follow up on overdue items.

Marketing/Leasing

  • Be the lead sales/leasing person. Oversee leasing and marketing efforts of leasing team. Ensure that weekly and monthly goals are set and implemented.
  • Perform activities related to apartment rentals, move-ins, and lease renewals, including generating and handling traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with the company’s and the community’s established policies and procedures.
  • Calculate leasing effectiveness on a daily basis
  • Shop competition and be aware of neighborhood market conditions.
  • Handle all incoming leads and ensures all traffic is up to date and accurate in computer system.
  • Maintain awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
  • Ensure all follow-up is scheduled and completed in accordance with the BRC sales process.
  • Plan and implement promotions with Community Manager. The L&M Manager is responsible to ensure all team members are aware and mentioning promotions.
  • Handle all marketing efforts at the property. This includes outside marketing, on-site marketing events, open houses, and other sponsored events. The L&M Manager is responsible to make sure daily marketing is being done and is effective.
  • Create partnerships with local businesses and the university to generate leasing activity.


Personnel Management

  • Train and motivate on-site staff in order to achieve operational goals of assigned community.
  • Ensure efficiency of staff through ongoing training, instruction, counseling, and leadership.
  • Ensure all administrative processes involving personnel are handled on a timely basis
  • In the absence of the Community Manager, assume the responsibilities of that role until such time as the Community Manager returns or other arrangements are made.
  • Participate in all meetings and training as required. Attend regular staff meetings.

The Leasing and Marketing Manager is also responsible for other duties as assigned by the Community Manager, or Regional Property manager.
