Summary Description:

Reporting to the Property Manager, the Leasing Agent will assist in performing a variety of administrative duties required to provide a high level of service to the residents and prospective applicants. The incumbent operates within the guidelines of HUD, Section 42 HTC regulations as well as operating consistently with established policies and procedures of Weston Associates Management Co., Inc.

Responsibilities:

♦ Responsible for professionally answering office phones, taking messages and providing property information.

♦ Maintains professional customer service and applies Fair Housing standards in all situations.

♦ Accepts rental applications, conducts screening of applicants, applies selection criteria, and prepares application with recommendation for Manager’s approval.

♦ Assists Property Manager with marketing.

♦ Corresponds with applicants regarding status of their application and maintains files.

♦ Greets and orients new residents at initial occupancy and reviews the handbook, the lease, the apartment and contents, the amenities, etc.

♦ Responds to residents’ service requests by completing work order forms.

♦ Prepares resident certifications and re-certifications.

♦ Assists Manager with regular property inspections including pre-move/in and post-move/out apartment inspections.

♦ Assists Manager with Rent Collections.

♦ Assists Manager in handling delinquent accounts.

♦ Prepares reports, correspondence, memos, logs, etc.

♦ Assists with the development and administration of resident programs which contribute to and enhances a community of quality living.

Employment Standards Education/Experience:

Any combination of education and experience providing the required skill and knowledge for successful performance would be qualifying.

1 year experience in leasing and administration of Property Management Knowledge highly preferred.

Leasing, customer service, principles, practices, and methods of management, property management/administration knowledge needed.

Ability to keep abreast of all HUD and Section 42 HTC regulations regarding subsidy programs as well as any other pertinent rules or regulations.

Skill:

Proven organizational and communication skills required, self-starter with initiative and ability to follow through on assignments; work independently from general instructions; communicate clearly and concisely orally and in writing; proficient in Word, Excel, and Outlook.
