GENERAL
The superintendent shall be responsible for managing all aspects of the construction site. The site superintendent will work closely with the subcontractors, architect, owner, local government, and communicate directly with the Project Manager. Responsibilities will include pre-construction planning, review and understanding of contract documents, scheduling, and coordinating of subcontractors and materials, site safety, quality control, cost control, verifying layout and surveying, scheduling inspections, completing all necessary jobsite documentation (daily reports, safety inspections, progress schedules, as-built drawings, progress photos, etc.).
ESSENTIAL DUTIES & RESPONSIBILITIES
  • Schedule’s subcontractors, consultants, vendors, and SAMES, Inc. personnel in compliance with Construction Schedule established by Project Manager to ensure timely completion of projects.
  • Ensure that subcontractor is fully executing and complying with his contracted scope of work.
  • Issue notices of non-compliance to subcontractors regarding quality of work or scheduling and ensure subcontractor corrects all deficiencies identified as quickly as possible.
  • Ensure project documents (plans, specifications, submittals, and important project communications) are compiled in an onsite binder and are readily available.
  • Regularly communicates with subcontractors and Project Manager concerning project costs, scope of work, staffing and scheduling.
  • Communicate site conditions which require the creation of Requests for Information (RFI) to Project Manager as soon as possible.
  • Preside over pre-construction meeting with all subcontractors and Project Manager.
  • Obtain permits or approval of revisions.
  • Coordinate required inspections with required officials.
  • Opening the jobsite at the beginning of the day and securing the jobsite at the end of the day and ensuring that the job site is always kept in a clean and organized manner.
  • Inspecting and accepting all construction material deliveries
  • Identify areas of work that are outside of subcontracted scope and facilitate Project Manager with creation of Change Orders (Cos) as needed.
  • Maintain daily log (written) of activities on the jobsite.
  • In accordance with Contract requirements, preside over periodic progress meetings with subcontractors and SAMES, Inc. personnel to coordinate the work and address any pending/upcoming issues.
  • Conduct periodic safety meetings in accordance with Contract requirements and maintain a record thereof.
  • Provide primary review and approval of subcontractor invoices prior to submission to Project Manager.
  • Perform completion punch lists and assist Project Manager with proper project closeout.
MINIMUM QUALIFICATIONS AND REQUIREMENTS
Five (5) year experience in construction management. OSHA 30 required.
KNOWLEDGE, SKILLS, AND ABILITIES
Knowledge: Implementation of the occupational hazards and of safety precautions in operating equipment, OSHA 10, CFR 830.
Knowledge of the laws and local ordinances regulating the operation of vehicles. Ability to understand and carry out oral and written instructions.
Skills – Skills in the process of general traffic control maintenance.
Using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems. Determining how a system should work and how changes in conditions, operations, and the environment will affect outcomes.
Abilities:
  • The ability to communicate information and ideas in speaking so others will understand.
  • The ability to listen to and understand information and ideas through spoken words and sentences.
  • Ability to understand and follow oral and written instructions. Knowledge of the structure and content of the construction language including the meaning and intent of drawings and specifications.
PHYSICAL REQUIREMENTS:
  • Must have the use of sensory skills to effectively communicate and interact with other employees.
  • The employee must occasionally lift and/ or move up to 50 pounds.
SPECIAL REQUIREMENTS:
  • Possession of a valid, appropriate State Driver’s License required.
  • Pre-employment drug screen and physical required.
