Construction Superintendent

The Construction Superintendent position is a hybrid position and will be responsible for self-performed work and all aspects of the projects to which he/she is assigned. The successful candidate will have experience with hands-on work in residential service, be familiar with addressing punch lists, have a keen eye for quality, and deliver a superior finished product. The Construction superintendent should be able to manage 10-15 jobs ranging from $1000.00 to $40,000.00 at any given time. This position will require you to be a self-starter and self-motivated. This position will oversee both turn and renovation projects while also assisting with maintenance on a case by case basis.

Job Responsibilities:

· Work with internal services team as well as external sub-vendors to complete projects and punch lists on time.

· Inspect and create initial bids for our clients.

· Coordinate and schedule work directly with sub-vendors to complete open issues and set quality expectations to contractors of timelines and quality.

· Frequently inspect projects to verify quality, work in progress and take photos of progress of the projects.

· Oversee project schedules to ensure strict timelines are met and jobs are in sequence.

· Perform quality control inspections and ensure all identified punch list items are completed either by the subcontractor or you as the working specialist.

· Complete property inspections, deliver materials, close out project deficiency lists.

· Communicate issues and problems that may delay projects.

· Recruit and onboard various vendors in the market.

· Able to complete some basic repairs as needed to reduce cycle times.

· Ensure all workplace safety standards and practices are upheld.

You Should Have:

· 2+ years of experience in residential construction renovation.

· Strong hands-on knowledge of the basic workings of plumbing, electrical, HVAC, flooring, appliance, landscaping, and irrigation systems.

· Strong organizational skills, attention to detail & high-performance standards.

· Must be computer literate in Excel, Word, Windows and etc.

· Strong communication skills (both oral & written).

· Ability to work efficiently in a multi-task environment.

· Proven record of working independently.

· An effective team player.

· Ability to work when work needs to be done.

· Must possess a valid driver’s license and reliable transportation to perform regular site visits.

Pay: $60,000.00 - $75,000.00 per year
