POSITION SUMMARY:

The Construction Project Manager is responsible for managing the overall renovation of multi-family apartment complex(es) in his/her assigned portfolio including scope, supplies, contractors and materials to deliver completed, quality renovated apartment units, buildings and/or grounds on time and within budgetary guidelines. Assist Director Field Operations on identifying project critical dependencies, staff/personnel concerns and budget updates.

MAJOR DUTIES:

PRIMARY RESPONSIBILITIES

  • Coordinate the weekly construction schedule with the Construction team and outside contractors including the hiring of temporary labor as needed.
  • Regularly communicate updates to weekly project/unit schedules and budgets to senior management team and Property Manager(s).
  • Assist senior construction management with planning and implementation of project renovation scope and expenditures.
  • Responsible for interviewing and obtaining proposals from sub-contractors for various scopes of work associated with the project. Assist in review and selection of sub-contractors. Assist to ensure all contract documents are complete including scope description.
  • Responsible for performing monthly invoice approval and signoff prior to loan draw date established by the office.
  • Work closely with Procurement Director to ensure communication of material needs to ensure proper inventory for project completion.
  • Able to formally notify senior management of any project deficiencies, adverse or unsafe conditions.
  • Oversee subcontractors and vendors to ensure compliance with safety, quality and local building codes.
  • Obtain and/or ensure all necessary permits have been filed. Communication with municipal government staff and inspectors.
  • Communicate directly with Assistant Manager and Inventory Manager on a weekly basis to evaluate inventory and project requirements. Project Manger is responsible for directing and reviewing a monthly inventory log of all dormant material.
  • Coordinate weekly progress meetings with all active sub-contractors to ensure steady workflow and project completion.
  • Manage appropriate inventory levels at the job site to ensure smooth flow of work. Manage onsite Pepper Pike employees.
  • Oversee all on-site construction activities and procedures.
  • Analyze and resolve work problems including project delays, worker complaints and subcontractor issues.
  • Must be able to attend weekly staffing and project review meetings.

SECONDARY RESPONSIBILITIES

  • Review and approve all invoices and purchase orders and submit for payment.
  • Assist the Site Superintendent in completing final inspections and releasing completed units to the Property.
  • Responsible for formally communicating renovation progress on a unit-by-unit level to senior management and Property Management and Leasing staff.
  • Assist team in the development and evaluation of the project team ensuring strong employee relation and company culture.
  • Assist Senior Construction team to ensure fiscal responsibility of the project, including material handling, storage, security and sub-contractor accountability.

SUPERVISORY RESPONSIBILITIES:

· Manage staffing, training, and performance evaluations of 3+ direct reports.

· Manages the activities of onsite subcontractor and vendor team members

QUALIFICATIONS:

  • Bachelor’s Degree in Business, Construction/Project Management or combination of education and experience will be considered
  • Minimum of 5 years of experience in multi-family interior renovations and construction

· Proficient with Microsoft Office software and able to learn and use other software. Knowledge of Yardi Voyager software is highly desirable.

· Must be able to create and update Microsoft excel files necessary for scheduling and material handling. All updated files must be made available for senior management review in a timely manner.

· Ability to read and interpret blueprints and contract language.

· Strong problem-solving skills combined with a collaborative approach.

  • Strong organizational and time management skills with a high attention to detail is essential.
  • Outstanding interpersonal and communication skills to successfully interact with multiple constituencies and diverse groups of people.

· Demonstrate independent, mature judgment; conveys a professional image and attitude.

· Ability to handle moderate to high levels of stress and deal with unpredictable situations

  • Required to travel to various job sites as necessary
  • Must possess a current driver’s license and be insurable

· Ability to work a flexible schedule that may include evenings and weekends.

PHYSICAL REQUIREMENTS:

· The physical requirements of this position are related to a standard facilities or maintenance environment. Must be able to lift, bend, carry, move equipment and furniture, and use cleaning equipment and/or standard tools. Work is performed both inside and outside, requiring the ability to work under variable weather conditions. While performing the duties of the job, the employee is required to hear, talk, stand, walk, reach, stoop, or kneel. Must be able to lift up to 50 pounds without assistance.
