Greene County Habitat for Humanity, Inc. (“Affiliate”) seeks an experienced individual to lead and manage the construction of safe, decent, affordable housing. The Construction Manager should possess skill and experience in techniques and principles of construction, construction scheduling, procurement, budgeting, warranty program, and continuous improvement.

Primary responsibilities
  • Oversee the construction process for all Affiliate new construction and rehabilitation projects.
  • Manage all on-site construction, including subs contractors, partner families, and volunteers.
  • Manage construction planning to include, but not limited to:
  • Development of site plans for annual and future construction cycles.
  • Creation of schedules and budgets for the entire scope of Affiliate construction projects.
  • Procurement of construction materials through competitive bid processes as well as overseeing donations of professional labor and in-kind materials.
  • Ensure the delivery of homes and/or other projects on time and within budget.
  • Ensure safety guidelines are followed on-site and that appropriate training is provided to construction teams and daily volunteers.
  • Create a positive and encouraging work atmosphere.
  • Ensure homes are built in accordance with applicable building codes and Affiliate construction policies.
Construction
  • Work closely with Affiliate Board Site Selection Committee to evaluate and secure potential build sites.
  • Oversee home development plans and specifications.
  • Implement a process for bidding subcontractor and vendor services; develop and nurture relationships with subcontractors.
  • Work closely with Executive Director to develop relationships with various local government/municipal contacts regarding the application and approval of permits, inspections, and specifications.
  • Understand Habitat for Humanity International construction standards and ensure the Affiliate is meeting those standards related to Affiliate design criteria, green building, energy efficiency practices, and building programs.
  • Create excellent volunteer experiences on construction sites: e.g., scheduling, adequate staffing, volunteer leadership, materials, tools.
  • Oversee, monitor, and make recommendations for recycling, material reuse, and material storage activities.
  • Maintain tools and equipment inventory and develop plans for use among construction sites.
  • Manage punch list development and completion, conduct walk-through with family upon home completion, and provide necessary warranty info and manuals.
  • Work with Habitat families to address warranty issues and provide maintenance advice as provided by the Affiliate’s limited warranty.
Construction Volunteers and Partner Families
Treat partner families and volunteers with respect and dignity as they work in the Sweat Equity model.
Work closely with Affiliate staff to ensure necessary pipeline of construction volunteers and local corporate team build and build support.

Recruit, train, and manage volunteer site supervisors and crew leaders to support build efforts of affiliate; strive to make construction volunteer participation and involvement meaningful.
Coordinate volunteer assignments for optimal and efficient coverage.
Supervise volunteers with a variety of skill levels.
Ensure proper volunteer training on Habitat construction practices and safety procedure.
Enforce safety policy and OSHA safety standards on all build sites.
Ensures that a certified Competent Person is on site during all construction activities.

Communications and administrative
  • Maintain ongoing communication with Executive Director and other Affiliate staff.
  • Work closely with Affiliate Construction Committee.
  • Coordinate weekly and monthly schedules as well as long-term volunteer needs .
  • Ensure timely and accurate communication with both volunteers and partner families.
  • Review invoices for materials and construction-related expenses.
  • Ensure subcontractor W-9s, contractors’ licenses, certificates of insurance for general liability, and workers’ compensation are on file prior to all project starts.
  • Other duties as assigned.
Requirements:
  • Experience in new construction, residential preferred, and experience with remodels and remodels desired.
  • College education preferred; degree in construction management, engineering preferred or a combination of experience and education.
  • Knowledge and understanding of local and state building codes preferred.
  • Experience managing construction teams.
  • Understanding of the Habitat for Humanity mission and ability to articulate Greene County Habitat core values.
  • Outstanding interpersonal skills: good listener with ability to engage in discussion.
  • Strong multi-tasking skills: ability to plan, schedule, prioritize, coordinate, delegate and manage work activities.
  • Strong attention to detail and quality control.
  • Skill in using construction tools, machinery, equipment.
  • Demonstrated mathematical skills/aptitude and ability to calculate measurements, quantities.
  • Ability to perform in a construction setting: lifting, climbing ladders, working at heights, considerable standing.
  • Valid Driver’s License
