What You’ll Do:
As a Construction Associate, you’ll support construction leadership with the planning and execution of new developments. This role will be responsible for participating in preconstruction efforts and providing construction oversight of all assigned development projects.
Your Responsibilities:
Predevelopment:

  • Perform Plan Reviews, Project Specific Take-offs/Estimates Review.
  • Value Engineering.
  • Procure Bids from General Contractors.
  • Procure bids for Owner Testing, SWPPP, Power & Communications Conduit Installation, Communications/Technology Installation, Access Control, and Audio/Visual.
  • Attend weekly Design Development Meetings/Conference calls to coordinate the Construction Documents.
  • Facilitate the procurement of building permits.

Construction:

  • Manage day to day construction administration including RFI’s, Submittals, Change Requests, Schedule Oversight, Correspondence with Contractors, Vendors, Architects and Engineers.
  • Facilitate weekly/monthly OAC Meetings and approve Meeting Minutes.
  • Perform periodic Site Visits for Schedule Progress, Quality, and Safety.
  • Change Order Management (Contractor Initiated, Owner Initiated, A/E Initiated ASI’s).
  • Procure Contractor/Vendor Pay Applications, Perform Monthly Percent Complete/Progress Site Inspections with Architects/Engineers. Negotiate and Process Applications and Payments.
  • Manage and procure Monthly Conditional and Unconditional Lien releases/Notices to Owner.
  • Procure and approve CRD Contractor/Vendor Submittals for Signage, Audio/Video, Access Control, Communications/Technology.
  • Schedule and oversee delivery and installation of Signage, Audio/Visual, Access Control, and Communications Contractors.
  • Facilitate Schedule with Owner Testing Consultant.
  • Perform CRD Punchlists, Documentation, Re-Inspections/Verification/Sign-Off.
  • Assist GC with Final Inspections with AHJ
  • Coordination with Operations/Turnover/Phasing

Required Qualifications:

  • Bachelor’s degree in Engineering, Construction Management, or Building Science preferred. High school diploma or equivalent required.
  • 2+ years of experience desired.
  • Superior communication skills, both written and verbal necessary.
  • Proficient in Microsoft Word, Excel and Bluebeam required.
  • Working knowledge of CAD, Revit and Microsoft Project is a plus.

Pay: From $65,000.00 per year
