    POSITION: Building Manager/Chief

    STARTING DATE: July 1, 2023

    QUALIFICATIONS:
    1. Supervisory experience in the operation and maintenance of large facilities preferred.

    TERMS OF
    EMPLOYMENT:
    1. Work Year: Twelve-month contract
    2. Fringe Benefits: Health, dental and life insurance plus sick leave, personal business leave
    and vacation according to current Board Policy.

    JOB DESCRIPTION



    TITLE OF THE POSITION:
    Building Manager/Chief

    LOCATION OF THE POSITION:
    Bremen High School

    Reports to:
    Facilities Manager

    GENERAL DUTIES:
    1. Maintain high quality services for staff, students, parents and community members who utilize the services assigned to this position.
    2. Assist immediate supervisor in carrying out the duties assigned to that position.
    3. Strive for positive and collegial public relations with the staff, students, parents and
    community members.
    4. Maintain confidentiality in all areas assigned to this position.
    5. Act as a role model for students and staff.
    6. Provide leadership in the areas assigned to this position and meet the needs of students,
    staff and parents.

    QUALIFCATIONS:
    1. Supervisory experience in the operation and maintenance of large facilities preferred.
    2. Knowledge managing construction projects.
    3. Exceptional interpersonal and communication skills.
    4. Understanding of OSHA, NRPA, NEC, NPC, BOCA, IBC codes.
    5. Ability to read schematics and interpret construction documents.
    6. Demonstrate proficiency in computer and computerized maintenance management systems.
    7. Have working knowledge of building electrical, plumbing, pool, and HVAC systems.
    8. Knowledge and/or experience with risk management processes.
    9. Experience in custodial/janitorial means and methods.
    10. Knowledge of custodial/janitorial safety procedures.
    11. General knowledge of lawn care and athletic field maintenance.
    12. Knowledge in the handling and use of institutional cleaning products.
    13. Such alternatives to the above qualifications as the Board of Education may find appropriate and acceptable.

    7. Possess a successful work history, supported by references, in a work setting similar to the position for which the candidate is applying.
    8. Demonstrate the ability to practice confidentiality with sensitive information.
    9. Demonstrate effective interpersonal skills to assist in establishing a positive climate in the work environment.

    PERFORMANCE RESPONSIBILITIES:
    1. Ensure that the building and grounds are maintained to the highest standards.
    2. Order all supplies and equipment for department and special labor required to maintain the building and grounds.
    3. Schedule all work assignments and job priorities in concert with the Associate Principal.
    4. Manage the preventive maintenance program for all equipment, building/grounds, pool, lockers, etc.
    5. Ensure that work orders are completed in a timely manner.
    6. Supervise training of new employees.
    7. Responsible for and oversee operation of swimming pool.
    8. Complete regular safety inspections.
    9. Contact outside contractors for needed repairs in concert with Facilities Manager.
    10. Complete all other duties as assigned by the Facilities Manager/ Associate Principal.
    11. Enforce safety procedures.
    12. Ordering of all custodial/janitorial supplies.


    Maintenance/Building and Grounds
    1. Oversees maintenance of grounds for the facility.
    2. Oversees building maintenance and repairs of facility.
    3. Manage contract services provided to the facility.
    4. Administers energy management system.
    5. Asbestos control, abatement, repairs, six-month inspections and three-year renewal inspections.
    6. Oversee the inventory procedure for the facility.


    Construction
    1. Assist in planning and execution of capital needs and construction projects.
    2. Coordinate capital improvement projects in concert with the Facilities Manager.

    Safety
    1. Oversee and monitor facility risk management program.
    2 Conduct facility inspections to ensure fire safety.
    3. Comply with OSHA standards to ensure employee protection.
    4. Participate in conferences and activities related to safety, injuries in line of duty, disaster preparedness, and other related issues.
    5. Maintain adequacy of ventilation, exhaust, lighting and other conditions which may affect student and employee health, comfort and efficiency.
    6. Ensure a safe building and campus.


    Personnel
    1. Supervises and evaluates custodial/maintenance staff and oversee disciplinary actions.
    2. Coordinate employment, assignment, transfer, evaluation and discipline of custodians and maintenance personnel.
    3. Coordinates a continuing program for staff training and personnel development.
    4. Maintain records for department (payroll, attendance, vacations, custodial budget and purchase orders, etc.).
    5. Control daily operations of H.V.A.C systems.
    6. Prepare monthly reports (ex. building maintenance, equipment, grounds maintenance, etc.)
    7. Communicate daily with the Associate Principal the status and/or needs of the building/grounds.
    8. Create work schedules for all shifts.

    BREAKS:
    Two fifteen minute breaks and a thirty-minute lunch.
    Suggested times: 9 to 9:15 12 to 12:30 2 to 2:15
